Three lines of finance, one advisor

A home to buy or build, property to raise funds against, or a business to finance — each is matched to the lenders whose policy fits your case.

  • Housing Loan — Finance to buy, build, extend or renovate a home — ready, resale or under construction — and to move an existing home loan to better terms.
  • Mortgage Loan — Funds raised against residential or commercial property you already own — for business, education, medical or family needs — while the property stays yours.
  • MSME Loan — Working capital, term loans and machinery finance for micro, small and medium enterprises — secured and unsecured, including credit-guarantee backed options where the business qualifies.

From first call to disbursal

How a case usually runs — the details change with the loan, the property and the lender.

  • Tell us what you need — A call, a WhatsApp message or the enquiry form — the loan you are looking at, the amount, and the home, property or business behind it.
  • Profile & eligibility review — Income, existing EMIs, credit history and papers are looked at first, so you know what is realistic before anything is filed.
  • Lender shortlist — Suitable banks and NBFCs are compared on rate type, tenure, processing charges and terms — explained in plain language, so the choice is yours.
  • Documentation & application — A checklist for your case, the file prepared and checked, and the application lodged with the lender you choose.
  • Sanction to disbursal — Verification, valuation and legal checks followed up with the lender until the sanction letter is issued and the funds are released.

Someone on your side of the table

A lender presents its own products. A consultant looks across lenders for the one that suits your case — and stays with the file until it is done.

  • One point of contact — One person to speak to about your case, from the first call until the funds are released — so you are not explaining it afresh at every stage.
  • Lenders compared, not assumed — Banks and NBFCs differ on rate type, tenure, charges and the profiles they prefer. Suitable options are compared for your case instead of defaulting to one.
  • Eligibility checked before you apply — Income, existing EMIs and credit history are reviewed first, so applications are not scattered across lenders — each one usually adds an enquiry to your credit report.
  • Paperwork prepared properly — A checklist for your case, and the file assembled and checked before it is lodged — missing or inconsistent papers are a common cause of delay.
  • Every term explained — Rate type and resets, processing and prepayment charges, any insurance attached — the sanction letter is walked through with you before you sign.
  • Followed through to disbursal — Valuation, legal and technical checks and the queries a lender raises are followed up after the application, until the money is released.

Know your numbers before a lender does

Work out an instalment, estimate what you may be eligible for and see the papers lenders usually ask for — all before the first conversation.

  • EMI calculator — The monthly instalment and total interest for any amount, tenure and rate you enter.
  • Eligibility estimate — An indicative loan amount from your monthly income and the EMIs you already pay.
  • Document checklist — The papers lenders most commonly ask for — salaried, self-employed, business and property.

Salaried, self-employed or in business

Lenders assess each kind of borrower differently — so the file is prepared around your profile, not a template.

  • Salaried home buyers — Buying a first home or a bigger one, or building on a plot — on a salary income.
  • Self-employed professionals — Doctors, CAs, architects and consultants whose income is shown through returns, not payslips.
  • Property owners raising funds — Owners of a home, shop or office who need funds against it while it stays theirs.
  • Traders, manufacturers & service firms — Businesses that need working capital, a term loan or finance for machinery.
  • Borrowers switching lenders — A running home loan or loan against property to review for rate, terms or a top-up.
  • Not sure where you fit? — Describe your situation in a message and we will suggest where to start.

Plain answers, before you apply

General answers — every lender applies its own policy, so your own case is always worth a conversation.

Are you a bank or a lender?

Taaucon Capital Consultancy is a loan consultancy, not a bank or NBFC. Loan sanction, interest rates, fees and terms are decided solely by the lending institution under its own credit policy. What we do is the work around the loan: reviewing your profile, comparing suitable banks and NBFCs, preparing the file and following it up with the lender you choose.

What decides how much I can borrow?

Mainly your income and how much of it already goes to EMIs, your age and the tenure that leaves, your credit history and — for housing and mortgage loans — the value of the property. Each lender weighs these under its own policy, so the same profile can be offered different amounts. The eligibility estimate on the EMI Calculator page gives you an indicative figure to start from.

What credit score do lenders look for?

There is no single cut-off: each lender sets its own threshold, and it can differ by loan and by profile. A stronger score generally widens the choice of lenders and can improve the terms offered. If your repayment history has a problem, it is better discussed before you apply than after a rejection.

Can I move my existing loan to another lender?

In many cases, yes. A balance transfer moves a running home loan or loan against property to a new lender, sometimes with a top-up alongside where the new lender offers one. Whether it is worth doing depends on the rate difference, the tenure left and the charges on both sides — which is worked out with you before anything is filed.

How long does a sanction take?

It depends on the lender, the property and how complete the documents are. A salaried case with clear papers usually moves faster than one that needs a close look at business income or property title. A complete file at the start is the most reliable way to avoid delays.

Which documents will I need?

That depends on whether you are salaried, self-employed or applying as a business, and on the property involved. The Document Checklist page lists the papers lenders most commonly ask for; share your profile and you will get the exact list for your case.

Can a family member apply with me?

Often, yes. Adding an earning family member as a co-applicant can raise the amount lenders will consider, and for a housing loan the co-owners of the property are commonly required to join the application. Each lender sets its own rules on who may.

Do I have to take the first offer?

No. Where more than one lender is willing to lend, the offers can be compared side by side — rate type, tenure, processing and prepayment charges, and any insurance attached. The choice of which to accept is always yours.
